PSDP Services

We act as RIAI registered Project Supervisors at Design Process including the construction Health & Safety Plan. Under current building regulations, a PSDP is required to be appointed by the client on all projects, residential and commercial, over 40m2 in area.

DalyHudson provide full planning specifications and drawings; topographical surveys; landscape design. During the process we will initially meet  to discuss the projects feasibility and from there on we provide a full design service and carry out the entire planning application process. 

Building Regulation Drawings

Building Regulation drawings are required under the new S.I. 9, BC(A)R regulations and need to show a lot more information  than would be shown in standard planning drawings. Every aspect of the Building Regulations are represented including:Part A: Structure, Part B: Fire, Part K: Stairs,  Part L and Part M: Disabled Access

BER Certificates, Domestic & Commercial

Registered Building Energy Rating Assessors to carry out assessments for both commercial and domestic buildings, as required under current building legislation. A Building Energy Rating (BER) Certificate is an indication of the energy performance of a home. A BER is compulsory for all homes offered for sale or rent. A BER is also required before a new home is occupied for the first time. DalyHudson also carry out BER assessments for commercial buildings.

Fire Safety Certificates

Preparation of fire compliant drawings  and associated reports and fire safety certificates as required by Local Authorities. At DalyHudson we integrate Fire Safety Design, means of escape, finishes, compartmentation, fire spread and fire personnel access requirements, into the design of your building from an early stage. We then prepare the required documentation and submit the fire safety certificate application to the relevant Local Authority.

Percolation Testing

We are FETAC Approved Site Suitability Assessors in “Site Suitability Assessments for On-Site Wastewater Treatment Systems” and are qualified to carry out percolation tests, soil investigations, septic tank inspections and permeability testing.

We carry out Site Suitability Testing within the Leinster Area in accordance with current EPA guidelines.

A site survey is carried out during the site assessment, a detailed construction drawing showing the proposed solution is required as part of a site suitability assessment report.

A site suitability assessment report typically contains 20-30 pages. This includes descriptions of what tests were carried out, vulnerability maps, soils and subsoil’s maps, aquifers maps and OSI maps digital photographs of the tests and of the proposed site. A detailed drawing showing the proposed system is also included.

Snag Lists

When your new home is constructed or purchased a comprehensive snag list can be prepared by our registered building surveyor who will examine the building as constructed and compile a comprehensive list of outstanding works that need to be carried out by the contractor.

Disability Access Certificate 

A DAC shows the compliance of a building in relation to Technical Guidance Document Part M. A disability access certificate application is completed during the design stage of a project and is commonly submitted along with the fire safety certificate application to the Local Authority. It is now a requirement for all new buildings which are used by the general public to have a disability access certificate for the property.

Site Surveys and Boundary Mapping

When buying or selling a house it is important to ensure that the boundaries being sold from the folio map of the property match the actual boundaries on site.

We survey all of the boundaries of the site and produce an electronic map of the site to accurately calculate its area. This is then compared to the original folio map. We then make any alterations to the map that are required and certify the areas.
