The new Building Control Amendment Regulations [BC(A)R] legislation came into effect in March 2014 and since then we have been successfully acting as both Design and Assigned Certifier for a number of our clients.
As Registered Building Surveyors, we are fully qualified & indemnified to carry out the role of both Design & Assigned Certifier.
DalyHudson are registered ‘Designer’ and ‘Assigned Certifier’ with the Building Control Management System (BCMS) under S.I. No. 9 of 2014 as Registered SCSI Building Surveyors (Public Register B0300)

Building Survey Report (Structural Survey)
Our structural surveys include a comprehensive investigation of the buildings structure, construction methods as well as all services, fabric, finishes, outbuildings & surrounding grounds. The completed report will identify the issues, discuss the pathology (causes) & recommend remedial action allowing the client to make an informed financial decision when purchasing. Our professional experience & thorough survey in many cases enable our clients to negotiate on purchase price based on the findings within our report.
As Registered Building Surveyors we possess the skills & expertise along with extensive professional training to analyse, identify & account for every common defect such as cracking & structural movement, dampness, condensation, woodworm, mould, timber decay to list a few. A thorough investigation of both construction methods & specified materials will identify defects leading to a tailored plan of action to remove & remedy such defects.
Schedules of Condition
Pre-works Schedule of Condition – detail the general condition of a building or structure, including recording any existing cracking and damage. These are prepared prior to any major adjacent construction works including demolition, drainage works or pipeline, construction or bypass/widening schemes and tunnelling works.
Lease Commencement Schedules of Condition, – the overall condition of a property is recorded, and agreed prior to the lease commencing. This Schedule of Condition is then attached to and referred to in the repairing covenant of the lease as the agreed condition of the premises at the start of any lease. The Tenant is then only responsible to maintain the property to this standard.
In conjunction with our building survey reports which incorporate a detailed description and condition of the property and detailed description of all defects. Our Pre-acquisition survey aims to inform our client of any costs associated with the purchase of such property & in certain circumstances facilitate the negotiation process to a beneficial conclusion.
After initial inspection of newly built properties a final report is compiled to list defects & failure to meet certain standards set out in current building regulations, technical guidance documents & codes of practice. This report/list allows our client to confidently approach the builder with a detailed list of defects & recommendations to be carried out & signed off before contracts are completed.

A detailed site survey is conducted using the latest measuring equipment to compile a comprehensive set of hand drawings of both buildings & land while incorporating all other significant features of note. Once the survey has been completed such information is transferred to various computer programme packages such as the latest versions of AutoCAD, AutoCAD Civil 3D, ArciCAD, Sketch-Up & as required & agreed before being saved & printed to the correct scale for presentation. We can also integrate & develop this service to cater for issues with boundary disputes & mapping requirements such as land registry purposes.
A conservation report is a primary document used when detailing a strategy for individual buildings problems and needs with a protected or historical structure. The report is a comprehensive record of various facts of information in order to be able to fully understand the building structure and develop the correct conservation strategy. Conservation reports have become an essential tool for planning and conservation departments in the Local Authority and therefore, in most cases, a mandatory requirement of planning to include such a report when dealing with protected or historical structures. Apart from the planning process, the report can assist in the application of funding.
Monitoring of Building Works
DalyHudson can carry out inspections to facilitate stage payments in conjunction with lending institution requirements & in accordance with the guidelines set out by both the Society of Chartered Surveyors & Royal institute of Architects Ireland.
